Senior Block Manager

An exciting opportunity to join a well-established dynamic and fast paced property organisation who have a great reputation within the Liverpool market. Due to a period of expansion they are currently seeking a SENIOR BLOCK MANAGER to join them in Liverpool city centre. They require a highly organised, confident candidate to join the company in leading an of managing a team of experienced Block Management professionals. The Senior Block Manager will be responsible for leasehold residential blocks, ensuring all properties are safe, compliant, well-maintained, and services are delivered in compliance with leases, legislation, and budgets. As part of this role you will be required to drive service quality, operational excellence and oversee smooth mobilisation of new developments into management. Key Responsibilities:

• Oversee service delivery across the Block Management portfolio, including site inspections, statutory compliance (fire safety, FRA/EWS1, asbestos, lifts), major works coordination, and tenant engagement.
• Oversee annual service charge budgeting and financial performance across all blocks, ensuring budgets are robust and recovered.
• Ensure statutory compliance and health & safety requirements are fully met, escalating risks and implementing corrective actions.
• Lead and manage a team of 5 Block Managers, providing coaching, objective setting, performance reviews, and professional development aligned with industry standards.
• Lead, support, and oversee Block Managers on the mobilisation of new developments, ensuring all mobilisation actions—such as asset gathering, contract setup, compliance checks, and resident engagement—are completed timely and to a high standard.
• Act as senior escalation point for leaseholder, freeholder, and contractor issues that Block Managers cannot resolve.
• Maintain relationships with key clients, attend board meetings and AGMs, and present management and financial reports.
• Implement and monitor standard operating procedures, KPIs, and audits to maintain operational quality and data integrity.

This is a busy and challenging role, and customer service is very important! You must have excellent organisational skills, have strong team management skills and be able to deal with high pressure situations in a professional manner as no two days will be the same! Our client is offering a competitive salary of £48,000 - £55,000. Other benefits include:

Ideally you will have a minimum of 2 years Senior Block Management experience and be either IRPM or RICS qualified. You must also have a full driving license and your own vehicle.
