About the Role
The Royal Borough of Greenwich is looking for an experienced Voids Supervisor to oversee the safe, efficient and timely turnaround of empty council properties.
You will be responsible for inspecting void properties, identifying required repairs and refurbishment works, coordinating in-house trades and external contractors, and ensuring properties are completed to a high standard and ready for occupation.
The role involves supervising up to 16 DLO tradespersons, as well as managing contractors delivering void works from start to finish.
Key Responsibilities
- Inspect and assess new void properties, identifying defects, required repairs and the appropriate scope of works.
- Determine whether works should be delivered by in-house DLO teams or external contractors.
- Review property repair histories and ensure outstanding or repeat repairs are addressed.
- Specify and code works using NHF Schedule of Rates or relevant DLO SORs.
- Raise and manage works orders using NEC Northgate.
- Coordinate gas, electrical, asbestos, pest control, heating, clearance and specialist works.
- Manage contractors and in-house tradespeople to ensure productivity, quality, timescales and value for money.
- Review risk assessments, method statements and COSHH assessments to ensure they meet required standards.
- Carry out site health and safety audits and ensure corrective actions are completed.
- Investigate accidents, incidents and near misses in line with Council procedures.
- Monitor void properties through to completion, resolving issues, delays and variations.
- Ensure completed properties are snag-free and all required documentation and certificates are obtained before handover.
- Liaise with internal housing, repairs, finance, estate services and specialist teams to coordinate delivery.
- Manage staff performance, attendance, development and training, including regular 1-to-1s.
- Address poor performance and contractor issues through appropriate corrective and performance management procedures.
- Maintain effective working relationships with contractors, colleagues and residents.
- Keep up to date with relevant building regulations, housing requirements and health & safety legislation.
- Mentor and support junior staff, trainees and apprentices where required.
Essential Experience & Skills
- Extensive practical experience in social housing repairs, refurbishment and maintenance.
- Strong experience managing or supervising tradespeople and contractors within a social housing environment.
- Experience inspecting properties, diagnosing building defects and specifying appropriate remedial works.
- Good understanding of housing health & safety legislation and regulations.
- Experience of managing voids and/or housing refurbishment works.
- Ability to manage works to required timescales, quality standards and budgets.
- Good IT skills, including Microsoft Word, Excel and Outlook.
- Strong staff management, teamwork and stakeholder engagement skills.
- Valid UK driving licence.
Desirable
- Experience using NEC Northgate or a similar housing works management system.
- Knowledge and experience of NHF and/or bespoke Schedules of Rates.
- SMSTS or SSSTS qualification.
- Experience working within a local authority or publicly funded social housing organisation.
Working Environment
This is a practical, site-based supervisory role requiring regular property inspections, contractor management and coordination of multiple trades. The successful candidate will need to be confident making technical decisions on housing repairs and ensuring works are delivered safely, efficiently and to the required standard.
