About the role
Salary: £32,000–£40,000 + per annum (with some flexibility for the right candidate)
Hours: Monday to Friday, 9:00am–5:00pm The Opportunity Our client is a well-established, independent residential property management company with a strong reputation for delivering a personal, high-quality service to leaseholders and freeholders. Due to continued growth, they are looking to appoint an experienced Block Manager to join their close-knit and supportive team. This is an excellent opportunity for someone who enjoys managing their own portfolio while working within a collaborative environment that genuinely invests in employee development and career progression. The successful candidate will manage a portfolio of predominantly local residential developments, with the support of an experienced and approachable team. The Role As Block Manager, you'll take responsibility for the day-to-day management of a residential portfolio, ensuring clients receive a proactive, professional and responsive service. Your responsibilities will include:
- Managing a portfolio of residential blocks across East Sussex and the surrounding areas.
- Building and maintaining strong relationships with leaseholders, freeholders, residents and contractors.
- Coordinating repairs, maintenance and contractor works, ensuring issues are resolved promptly and efficiently.
- Carrying out regular site inspections and attending client meetings and Annual General Meetings (AGMs).
- Assisting with the planning and delivery of Section 20 major works projects.
- Preparing, monitoring and reconciling annual service charge budgets.
- Supporting year-end service charge accounts and carrying out bank reconciliations.
- Managing arrears procedures, invoice approvals and contractor payments.
- Maintaining accurate property records and ensuring compliance with relevant legislation and best practice.
- Providing a consistently high level of customer service while managing multiple priorities.
- Previous experience working as a Residential Block Manager (ideally 12 months or more).
- A good understanding of service charge accounting, budgeting and Section 20 procedures.
- Strong organisational skills with the ability to manage a varied workload effectively.
- Excellent communication and stakeholder management skills.
- The confidence to work independently while contributing positively to a supportive team.
- A proactive, adaptable and personable approach.
- A full UK driving licence (a pool vehicle is available for inspections, so your own car is not essential).
- Salary of £32,000–£40,000, with flexibility for the right candidate.
- Monday to Friday, 9:00am–5:00pm working hours.
