Senior Land Buyer – Land Promotion

We are seeking an experienced Senior Land Buyer to support the identification, appraisal and acquisition of strategic land opportunities for promotion through the planning system. Working within a land promotion model, the role focuses on securing land under option or promotion agreements, managing planning risk, and maximising land value through the consent and disposal stages.

Working closely with planning, technical and commercial teams, the Senior Land Buyer will play a key role in shaping and delivering the company’s land promotion strategy, from initial site identification through to disposal or sale following planning consent.

Key Responsibilities

Identify and source strategic land suitable for promotion
Negotiate option, promotion and conditional contracts with landowners
Undertake site appraisals including planning, technical and viability considerations
Lead on due diligence and risk assessment
Work closely with planning consultants, local authorities and technical teams to progress sites
Support strategy on planning promotion and disposal routes
Maintain strong relationships with landowners, agents and stakeholders
Report on pipeline, deal progress and market opportunities

Candidate Profile

MRTPI or RICS qualified (essential)
Proven experience in strategic land acquisition or land promotion
Strong understanding of the UK planning system
Commercially astute with sound appraisal skills
Confident negotiator with excellent communication skills
Well-connected in the land and planning sector
Self-driven with a strategic mindset
