Senior Asset Manager

TJ Search is recruiting an accomplished asset manager on behalf of a prestigious real estate investment firm to take ownership of a Central London office and retail portfolio. This is a senior appointment within the asset management team, offering genuine autonomy, direct investor exposure, and the opportunity to shape strategy across trophy assets in prime locations.

About the Role - The successful candidate will manage the full asset management lifecycle for eight prime properties, predominantly in the West End and City submarkets. These are landmark buildings with sophisticated institutional ownership structures, requiring someone who can operate confidently in boardroom settings whilst maintaining absolute command of asset-level detail.
The remit extends beyond traditional asset management.

The appointee will identify and execute value creation opportunities ranging from lease re-gearing to strategic capex programmes, working closely with development, leasing, and finance teams to implement initiatives that materially enhance asset performance. Recent projects undertaken by the team include a £12m reception and common area transformation, strategic floor-by-floor refurbishment programmes, and the repositioning of a listed building for life sciences use.
Client relationships sit at the heart of this role.

The Senior Asset Manager will serve as the primary point of contact for institutional investors and fund managers, preparing board papers, delivering performance presentations, and providing strategic counsel on asset strategy. The client's investors expect sophisticated analysis, proactive communication, and asset managers who demonstrate genuine ownership mentality.

Candidate Profile - TJ Search seeks an MRICS qualified professional with seven to twelve years of progressive asset management experience gained within consultancy or principal environments. The ideal candidate will have managed substantial lot sizes and be accustomed to the governance requirements that accompany institutional property ownership.
Strong technical grounding across lease structures, landlord and tenant legislation, and service charge apportionment is essential. The successful appointee will be equally comfortable negotiating rent reviews, analysing tenant covenants, and structuring surrender and regear transactions.

Commercial instinct that extends beyond rent collection is required. The ideal candidate identifies opportunities to enhance value through proactive management, whether through amenity improvements, operational efficiencies, or strategic repositioning initiatives. Demonstrable experience preparing asset business plans, quarterly valuation reports, and investment committee papers is essential. The successful candidate will communicate complex property matters with clarity and precision, tailoring their approach to different audiences.
Proven ability to manage professional teams including managing agents, valuers, and specialist consultants is required, ensuring deliverables meet quality standards and deadlines.
