TJ Search has been instructed by one of the UK's most dynamic real estate investment managers to recruit an ambitious, technically strong asset manager to support the expansion of regional asset management capabilities. The successful candidate will make their mark on a industrial portfolio across the Midlands.
The Position - The Asset Manager will manage a mixed-portfolio of approximately twelve assets encompassing offices, industrial, and retail warehouse properties valued at around £180m. This is a genuine asset management role where the successful candidate will have real influence over strategy and performance, not simply overseeing managing agents from a distance.
The portfolio includes everything from multi-let business parks to single-let distribution facilities and high street retail, providing exposure to different property types and asset management challenges. The appointee will identify ways to drive income, reduce void periods, and enhance capital values whilst managing the day-to-day complexity that comes with active property portfolios.
The role is hands-on. The successful candidate will negotiate directly with occupiers on lease events, instruct and manage professional teams, prepare detailed asset business plans, and present strategies to senior stakeholders. The client provides autonomy to make decisions and implement initiatives, backed by a supportive team genuinely invested in individual success.
Regular property inspections across the region are required, so the ideal candidate will be comfortable travelling to sites and building relationships with tenants, managing agents, and local professionals. This role suits someone who wants genuine engagement with assets rather than working solely from spreadsheets.
Candidate Profile - TJ Search seeks an MRICS qualified professional with three to six years of post-qualification experience in asset management, ideally gained within consultancy or investment management environments. The successful candidate will have progressed beyond graduate-level responsibilities and be managing their own portfolio or significant components of larger portfolios.
A solid technical foundation covering lease interpretation, landlord and tenant matters, rent review negotiations, and property management principles is essential. The ideal candidate possesses sound fundamentals and the intellectual curiosity to develop deeper expertise. Commercial awareness that goes beyond the obvious is required. The successful appointee spots opportunities to add value, whether through proactive tenant engagement, identifying alternative uses, or recommending targeted capital investment.
The role requires a confident communicator who can hold their own in negotiations and client meetings. The ideal candidate is articulate, professionally credible, and comfortable presenting ideas to senior colleagues and external stakeholders. A pragmatic problem-solver with strong organisational skills is sought. Property asset management involves managing multiple concurrent priorities, requiring discipline and systems to maintain control without constantly firefighting.
