Development Manager – Midlands
Most development roles are about keeping schemes ticking over. This one is about making them happen.
We're looking for a Development Manager with a preferably industrial and logistics bias to take sites from raw land through to consent. You'll be the person who unlocks the difficult ones. The sites other people walked away from.

What you'll be doing
Bringing land forward. Options, conditional contracts, promotion agreements, overage. You'll do the deals and you'll live with them.
Running the planning strategy on sites where planning is the whole game. Allocations, green belt, contested applications. The schemes that need a campaign, not a form.
Managing the consultant team and holding them to programme and budget. Planners, agents, technical. You steer, they deliver.
Handling the politics. Members, officers, local objection, landowners who remember every promise ever made. The quiet negotiation that decides whether a site moves or sits.
Building the appraisals and defending the numbers when someone tries to pull them apart.

What you'll bring
You're already a strong Development Surveyor, or a Development Manager ready for more room. Either way, you can carry a site on your own.
Real industrial and logistics experience. You know what a shed scheme needs and what makes one stack.
Planning instinct. You're not a planner, but you can read a committee and tell a winnable site from a waste of two years.
Negotiation you actually enjoy. The deal is the fun part, not the chore.
Midlands knowledge. You know which councils say yes and which make you earn every word of it.
MRICS is probably a must, but the deals you've done matter more than the letters after your name.
