You're the one who knows where everything is.
When a lease event is coming, you saw it months ago. When a colleague calls in a flap, you're the calm on the other end. When the surveyors are off doing deals, it's you holding the whole thing together behind them. They know it too, even if they don't always say it.

You've been working in a commercial property long enough that none of it scares you. Rent reviews, service charges, compliance, insurance, the lot. You don't need it explained. You need somewhere it's actually valued. Here's the thing. You're probably a bit underused where you are. Doing senior work on a title that doesn't quite say so. Holding the engine room together while someone else gets the credit for the car still running.

This is the role that puts you in charge of the function instead of buried in it. You'd run the administration across a commercial portfolio, set how it works, and be the person everyone leans on, because you're the person who actually knows.

No babysitting. No being talked down to. Just a team that gets what you do and gives you the room to do it properly. And most days, no need to commute.
