Repairs Supervisor – Social Housing

An exciting opportunity has arisen to join a respected Housing Association as a Repairs Supervisor based in Winchester. You’ll lead a frontline team of up to 20 operatives across various trades, delivering responsive repairs and maintenance services across the Association’s housing stock.

Position Overview

• This is a key supervisory role within the property services division, overseeing day-to-day responsive repairs and planned maintenance activities
• You will work directly for the Housing Association, ensuring tenant satisfaction, team productivity and service delivery against set KPIs
• You’ll be a visible presence in the field, providing leadership to operatives across multiple trades (plumbing, carpentry, decorating, etc.)
• The role will be a mix of field-based and office coordination, with flexibility to travel across the local housing portfolio
• **A full UK driving licence is required – a company vehicle and fuel are provided.**

Key Responsibilities

• Lead and motivate a team of 10-20 multi-trade operatives delivering responsive and planned maintenance
• Schedule and manage repairs to ensure timely and quality resolution of tenant issues
• Undertake regular site visits and inspections, ensuring works are completed to specification
• Ensure compliance with health & safety standards and internal procedures including tool box talks, RAMS and safeguarding
• Work closely with internal planners, surveyors, customer services and stores to ensure effective coordination
• Provide accurate reporting on job status, material use and team performance via PDA and internal systems
• Liaise with residents, provide updates and ensure a tenant-focused approach to service delivery
• Support operatives with technical queries and escalate complex issues to senior management where required
• Contribute to continuous improvement by analysing trends, defects and recurring issues
• Ensure works adhere to agreed SORs, budgets, and timescales

What We’re Looking For

• Proven experience supervising repairs or maintenance teams within a social housing or local authority environment
• Hands-on knowledge of property repairs and building maintenance (e.g. plumbing, carpentry, plastering)
• Strong leadership and communication skills – able to get the best out of frontline operatives
• Good understanding of housing maintenance systems, KPIs and SOR-based contracts
• Excellent time management and ability to prioritise tasks effectively
• Familiarity with PDA or job management systems and capable of accurate record-keeping
• Health & safety knowledge including risk assessments and safe working practices
