Quantity Surveyor – AR

Location: Northallerton office & sites across North Yorkshire

About the Role

Brierley Homes is looking for an experienced Quantity Surveyor to support the commercial management of construction projects across North Yorkshire.

You will be responsible for managing the financial and contractual aspects of assigned projects, including cost control, forecasting, procurement, contract administration, risk management and final accounts.

You will work closely with Project Managers, designers, subcontractors, client stakeholders, finance, procurement, legal and operational teams to ensure projects are delivered effectively, commercially controlled and in line with company policies and governance requirements.

Key Responsibilities

• Manage project costs, budgets, forecasts and cash flow.
• Monitor financial performance and produce cost/value reconciliation reports.
• Manage applications for payment, interim accounts and final accounts.
• Assess and negotiate compensation events, variations and other contractual claims.
• Support procurement and manage the commercial relationship with contractors and subcontractors.
• Administer contracts and subcontract agreements, including payment and change procedures.
• Identify, record and negotiate project changes in accordance with the contract.
• Manage commercial risks and support effective risk mitigation.
• Provide advice on contractual matters and prepare contractual correspondence.
• Assist with resolving commercial disputes and contentious issues.
• Analyse tenders, subcontractor costs and tender budgets.
• Monitor labour, plant, materials and subcontractor costs.
• Assess the financial impact of delays and disruption, including extensions of time.
• Work with Bills of Quantities, Schedules of Rates and Activity Schedules.
• Ensure commercial processes comply with company, legal and governance requirements.
• Support continuous improvement and demonstrate value for money.
• Work collaboratively with the wider project and commercial teams.
• Ensure health and safety responsibilities and company policies are followed.

Essential Experience

The successful candidate will have:

• Proven experience working as a Quantity Surveyor or in a similar commercial construction role.
• Strong experience in cost control, forecasting and commercial management.
• Experience managing construction contracts and subcontractors.
• Good knowledge of NEC and/or JCT contracts.
• Experience dealing with variations, compensation events and contractual claims.
• Experience with payment applications, interim accounts and final accounts.
• Understanding of procurement, tender evaluation and supply chain management.
• Knowledge of project risks, delays, disruption and extensions of time.
• Strong communication and negotiation skills.
• Ability to work effectively with project teams, contractors, clients and internal departments.

Working Arrangements

The role will be based between the Northallerton office and construction sites across North Yorkshire, so candidates must be comfortable working across both office and site environments.

The assignment is expected to run until the stated end date, with the potential for an extension depending on business requirements.
