About the role
The Maintenance Technician plays a vital role in delivering a top-tier resident experience by keeping the community's building fabric, M&E systems, and grounds in excellent condition. This hands-on role balances day-to-day repairs, routine decoration, and preventive maintenance with strict compliance, efficient vendor oversight, and clear communication with residents and management.
Key Responsibilities
Resident Service & Communication: Act as a helpful and professional main contact for maintenance queries; update residents on task progress using the maintenance platform.
Hands-on Repairs & Maintenance: Diagnose and perform high-quality repairs across plumbing, minor carpentry, painting/decorating, and lighting systems; manage stock levels and spare parts proactively.
Statutory Compliance & Testing: Execute weekly fire alarm tests, annual PAT testing, emergency lighting checks, and fire evacuations; maintain up-to-date statutory safety records.
Contractor & Supply Chain Supervision: Coordinate external contractors on site, verify RAMS and Permits to Work, monitor service quality, and confirm required contractor qualifications and insurance.
Grounds & Communal Upkeep: Keep communal spaces, refuse facilities, and outdoor gardens clean, safe, hazard-free, and visually appealing.
Health, Safety & Operations: Conduct regular site risk assessments alongside the Manager, report incidents promptly, manage costs within budget, and participate in an out-of-hours emergency call-out rota.
Qualifications & Experience
Education & Trade Certification: GCSE-level education (or equivalent) with strong numerical and written skills. A recognized trade qualification (City & Guilds, NVQ, or Building Crafts Operative) in plumbing, electrical work, or general building maintenance is required.
Practical Experience: Proven background delivering domestic residential or building maintenance (including hot/cold water systems, drainage, basic electrics, and fire/security systems).
Skills & Attributes: Strong verbal/written English communication, a friendly and solution-oriented mindset, good organizational and multitasking abilities, and an awareness of site Health & Safety guidelines. Contractor supervision experience is desirable.
