Role Overview

The Modular Site Manager is responsible for the safe, efficient and successful delivery of modular construction projects on site. The role involves coordinating site operations, subcontractors, suppliers and installation teams to ensure the project is delivered to programme, specification, quality standards and budget.

Key Responsibilities

• Manage day-to-day site operations for modular construction projects.
• Plan and coordinate modular unit deliveries, offloading, positioning and installation.
• Ensure all works are carried out safely and in accordance with the project programme.
• Supervise site teams, subcontractors and specialist installation contractors.
• Coordinate cranes, lifting operations, logistics and site access.
• Monitor progress against programme and identify potential delays or constraints.
• Liaise with the Project Manager, design team, client and other stakeholders.
• Ensure modular units are installed in accordance with drawings, specifications and manufacturer requirements.
• Manage quality inspections, snagging and completion activities.
• Maintain accurate site records, including daily reports, inspections and progress updates.
• Ensure compliance with RAMS, permits, site rules and relevant health and safety legislation.
• Coordinate deliveries and ensure materials and equipment are available when required.
• Monitor workmanship and ensure defects are identified and rectified promptly.
• Attend site meetings and provide regular progress updates.
• Support commissioning, handover and practical completion.
• Promote a positive health, safety, quality and environmental culture on site.

Essential Requirements

• Proven experience as a Site Manager within construction.
• Experience working on modular, offsite or volumetric construction projects.
• Strong understanding of construction methods, sequencing and site logistics.
• Good knowledge of health and safety requirements and construction legislation.
• Ability to read and interpret construction drawings and specifications.
• Experience managing subcontractors and site teams.
• Strong organisational and communication skills.
• Ability to manage multiple activities and competing priorities.
• Relevant site management qualification/certification, such as SMSTS.
• CSCS or equivalent site management certification.
• DBS required.

Desirable Experience

• Experience with volumetric modular buildings.
• Experience coordinating crane and lifting operations.
• Experience with temporary works and complex site logistics.
• Experience delivering projects from installation through to handover.
• Relevant construction management qualification.
• First Aid qualification.
