We are delighted to be partnering with a well-established and growing global property investment company in the heart of Canary Wharf to recruit an experienced Head of Maintenance. Our client manages a diverse and high value portfolio spanning residential, commercial, hotel and mixed use assets and is seeking a commercially astute maintenance leader to drive performance, maximise operations and ensure client satisfaction and compliance.

Key Responsibilities:

Oversee day-to-day operations: scheduling, workforce allocation, job costing and quality control for domestic properties, multi-unit residential blocks and commercial premises.
Lead, recruit, train, and mentor technicians, supervisors/Team leaders and office staff with skills across common residential trades (electrical, plumbing, heating) and commercial/building services (HVAC, plant, access systems).
Ensure health & safety compliance, risk assessments and regulatory adherence for residential occupants and commercial sites (including contractor management and permit-to-work where applicable).
Manage client relationships, contracts, service-level agreements and escalation handling for landlord’s companies.
Drive business development: bids, proposals, pricing strategy and partnerships tailored to small-scale residential jobs and larger commercial contracts.
Control P&L: monitor revenue, margins, expenses, procurement and inventory across differing contract models (rate-card, planned maintenance, reactive callouts, long-term service agreements).
Ensure compliance of selective licensing, deal with council mediation request and requirements control.
Implement and maintain maintenance management systems (CMMS), reporting and continuous-improvement processes suitable for mixed-portfolio delivery. Currently Joblogic.
Coordinate emergency response and major project delivery across both single-property and multi-use sites.
Oversee out of hours emergency 24/7 control. Produce regular maintenance reports for owners.

Skills and experience

Proven senior leadership experience (7+ years) in maintenance, facilities management, building services, property services or a related trade environment.
Track record of managing multi-site operations, mixed residential/commercial portfolios and P&L responsibility.
Experience with CMMS, scheduling software and Microsoft 365/Google Workspace.
Strong knowledge of H&S regulations (e.g., UK HSE/PUWER/Lifting regs, gas and electrical safety where applicable) and compliance requirements for both residential and commercial settings.
Experience with contract management, tendering and client relationship.
Excellent leadership, people management and coaching skills across field and office teams.
Strong commercial acumen, budgeting and financial analysis ability for both small reactive jobs and large recurring contracts.
Problem-solving and decision-making under pressure in both household emergency contexts and commercial operational disruptions.
Excellent communication and negotiation skills with residents, tenants, landlords.
Organised, results-driven, able to prioritise competing demands across reactive, planned and project work.
Technical understanding of common trades (electrical, plumbing, HVAC, carpentry) and building systems in residential and commercial contexts.
Degree / Diploma in engineering or related field
Driving Licence and trade qualifications
IOSH Minimum, NEBOSH Preferred.
Organising overseeing the cleaners and the Security procedures, Rota’s and invoicing.

Hours and Package

Full-time office/site based, mix of office and on-site work across residential properties and commercial sites; occasional out-of-hours/onsite emergency response. Greater London and Essex, and occasionally Liverpool and Manchester.
Overtime and weekend work may be required.
£70,000 – £80,000 DOE
