We're recruiting for a commercially driven Business Development Manager / Head of New Business to join a well-established and growing independent property business in Bury St Edmunds.

This is an exciting senior opportunity for someone who enjoys creating opportunities, building relationships and developing new revenue streams rather than simply inheriting an existing desk. You'll take ownership of business development across residential lettings, property investment, land and new homes, refurbishment opportunities and commercial property.

The Role

As Business Development Manager / Head of New Business, you will:

• Take ownership of new business generation and identify new revenue opportunities
• Generate leads through proactive prospecting, calls, networking and research
• Build and develop relationships with landlords, investors, developers and property professionals
• Drive Let Only to Fully Managed conversions and conduct landlord portfolio reviews
• Source investment, off-market and refurbishment opportunities
• Help establish and grow the Land & New Homes offering
• Generate new commercial sales and lettings opportunities
• Work closely with branch teams to identify and convert new opportunities
• Lead and develop a small team, with scope to build the department as revenue grows
• Monitor pipeline, conversions and revenue performance
• Develop new income streams across the wider business

Business Development Manager / Head of New Business requirements:

• Strong experience within residential lettings, ideally 3+ years
• Proven track record of generating and converting new business
• Good knowledge of landlords, the rental market and property investment
• Commercial understanding of yields, rental values and investment returns
• Confident dealing with landlords, investors, developers and property professionals
• Strong negotiation, relationship-building and organisational skills
• Previous experience managing or developing people
• Proactive and commercially minded approach with confidence prospecting for new opportunities
• Full UK driving licence
