About the role
We are a stock retained authority with just over 8,000 general needs homes plus leasehold, hostels and sheltered housing schemes under our management. The stock is managed by our Crawley Homes division and was rated C2 by the Regulator of Social Housing in July 2025. We are well on our journey to transform our service and continue making improvements to fully align with the Consumer Standards. Further information is set out in our Provider Improvement Strategy and Action Plan. We are looking for someone who can support us to continue with our journey to achieving C1 status with the Regulator of Social Housing.
As the Operations and Maintenance Manager, you will be responsible for managing the Responsive Repairs team, Repairs contact centre, Voids and Garages team and Cleaning and Clearance team and will need to ensure these services are delivering to high standards. As well as continuing to deliver against the Provider Improvement Action Plan, you will need to review services to ensure ongoing improvement, ensuring engagement with customers and the voice of the customer is central to shaping the service. You will also need to lead a gap analysis within the operations and maintenance service to ensure all gaps against the consumer standards are addressed and closed as we head to potential regrading with the Regulator in 2027.
We are looking for someone who has experience of working in the housing repair environment. You need to be able to lead, motivate both yourself and others, be resilient, have a positive attitude and align with our core values and behaviours. You will have a strong track record of delivering service improvements and can show that tenant engagement has been at the heart of this. You will need excellent personal and communication skills to ensure maximum potential is reached through your work with customers, officers and contractors.

Additional information
You need to have a technical qualification and ideally have completed training or a qualification that means that you are compliant with the Conduct and Competency Standard. However, if you have not completed training over and above your technical qualification, we can help you achieve this and would therefore still welcome an application from you if you meet the essential criteria within the person specification for this post.
You will need a current and valid UK driving licence as you will need to drive for work purposes.
You will need to be willing to work outside of normal office hours from time to time, this may include attending resident events and meetings and Cabinet meetings. You will also be part of an on-call rota.
Participation in the standby scheme – Category D (currently under review) applies to this post.
Satisfactory clearance of a Basic Disclosure and Barring Check (DBS) will be a condition of your employment.
