We are recruiting on behalf of a well-established fit out contractor seeking an experienced Principal Designer – Building Regulations to join their expanding team.

Working across a diverse portfolio of commercial fit out and refurbishment projects, you’ll play a key role in ensuring projects comply with the Building Regulations 2010, Building Safety Act 2022 and associated building safety requirements.

This is an excellent opportunity to join a business with a strong pipeline of work across commercial offices, retail, banking, hospitality and public sector projects.

The Role

As Principal Designer – Building Regulations, you will:

• Carry out the duties and responsibilities of the Principal Designer under the Building Regulations.
• Ensure design work complies with relevant Building Regulations and applicable statutory requirements.
• Coordinate and manage building regulations compliance throughout the design process.
• Review design information and identify areas of non-compliance or potential building safety issues.
• Coordinate designers and ensure they understand and fulfil their responsibilities.
• Review and challenge design proposals to ensure they meet required standards and regulations.
• Maintain accurate records and evidence demonstrating compliance throughout the project lifecycle.
• Liaise with Building Control, clients, architects, consultants, designers and contractors.
• Attend design team meetings and project progress meetings.
• Support the preparation, review and coordination of design and compliance information.
• Ensure relevant information is captured and maintained for handover and completion.
• Support projects from concept and design through to construction and completion.
• Keep up to date with changes to Building Regulations and wider building safety legislation.

Requirements

• Evidence of leading regulatory compliance
• Experience planning/monitoring design‑compliance strategies
• Experience issuing PD:BR declarations or working directly with Building Control
• Experience managing multidisciplinary design compliance
• Golden‑thread or gateway‑style information management responsibilities
• Demonstrate PAS 8671‑level competence
• Proven experience working as a Principal Designer under the Building Regulations.
• Strong knowledge of the Building Regulations 2010 and Building Safety Act 2022.
• Experience within commercial fit out and refurbishment projects.
• Good understanding of building control processes and design compliance.
• Experience coordinating multidisciplinary design teams.
• Excellent communication and stakeholder management skills.
• Ability to review technical design information and identify compliance issues.
• Relevant professional qualification or membership of a recognised industry body is desirable.
