About the role
- Managing all aspects of leaseholder and block management, acting as the main point of contact for residents, leaseholders and Housing Associations.
- Advising on lease obligations and coordinating statutory notices, including Section 20 consultations where required.
- Taking full ownership of service charge budgets, including budget preparation, forecasting, accruals, cashflow management and financial reporting.
- Producing accurate budget versus actual reporting, analysing variances and identifying cost-saving opportunities.
- Supporting the annual service charge budgeting process alongside the senior management team.
- Overseeing hard and soft FM contracts, ensuring contractors deliver against agreed KPIs, SLAs and budget expectations.
- Managing planned preventative maintenance programmes and ensuring all statutory compliance is maintained across the portfolio.
- Carrying out regular estate inspections and monthly site audits, ensuring all actions are completed promptly.
- Building strong working relationships with Housing Associations, residents, contractors and key stakeholders through regular communication and quarterly meetings.
- Supporting resident engagement initiatives, client events and placemaking activities to enhance the overall customer experience.
- Ensuring full compliance with Health & Safety legislation, fire safety regulations and environmental policies.
- Managing incidents, risk assessments and emergency procedures while driving best practice across the estate.
- Supporting wider ESG initiatives and contributing towards continuous operational improvements.
- Previous experience managing residential estates, Build to Rent or block management portfolios.
- Strong knowledge of service charge budgeting, reporting and financial management.
- IOSH or NEBOSH qualification.
- Excellent understanding of Health & Safety legislation and compliance.
- Experience managing both hard and soft FM contracts.
- Strong contractor management and supplier performance experience.
- Excellent communication and stakeholder management skills.
- Utility management experience would be advantageous.
- A proactive and commercially minded approach with the ability to identify efficiencies and improve service delivery.
